Radon Mitigation – What To Expect

QUOTING PROCESS

Our quoting process includes collecting information about you and your property. This information can be collected over the phone or submitted online here. Once we have a completed quote request form, we arrange an onsite inspection. Note: If your radon mitigation is associated with a real estate transaction, it is important to provide us with your target closing date so we can prioritize our schedule to ensure mitigation is completed before the closing.

ONSITE INSPECTIONS

During an onsite inspection, our estimator will require access to the interior of your home. If you have a crawl space, basement or both, they will need access these areas at the time of inspection. Once we inspect the interior, estimators will inspect the exterior of the building and make note of configuration options or limitations. The onsite inspection takes approximately 15-30 minutes.

APPROVAL PROCESS

Once an onsite inspection is completed, we combine our findings with information provided to produce a comprehensive radon mitigation system proposal. The proposal must be approved, by the owner of the property, prior to scheduling mitigation. Mitigation proposals are promptly emailed to prevent delays. A proposal is typically delivered within one business day after the onsite inspection.

SCHEDULING INSTALLATION

Once we have the approval to proceed, we will schedule your mitigation project. If you have an impending real estate closing, we will expedite your installation to help ensure you meet your target date.

HOW LONG DOES IT TAKE?

A typical radon mitigation system is installed within a day, depending on various factors. Occasionally, more complex installations may take 2 or more days. That information will be provided at the proposal stage.

HOW TO PREPARE FOR INSTALLATION

Before technicians arrive to install the radon mitigation system, it is important to clear the workspace(s) so technicians have unencumbered access and ample room to implement the system, crawl space areas included. Note: Gravel crawl spaces must be completely cleared.

INSTALLATION DAY

You or a designated adult must be onsite to provide access to the mitigation technicians.
Technicians will make multiple trips, in and out of the house throughout the day. If you have pets or small children, you should arrange to keep them safe and away from workspaces.

UPON COMPLETION OF THE MITIGATION SYSTEM

Once the system is installed and tested, technicians will review the system and how it works with you. They will provide instructions for monitoring the system and show you the location of the system performance meter called a Manometer.

Lastly, technicians will remove any debris, job site materials, and tools from the site. While every attempt is made to leave the area spotless you may find slight dust remnants.

After your mitigation system has been running for a FULL 24 hours, the installer will leave a kit to retest.

SYSTEM WARRANTY

Our mitigation systems carry a 1-year warranty on both material and labor. This warranty is also transferrable should the home be sold during the warranty period. Note: Not all contractors offer the same warranty.

SYSTEM MAINTENANCE

Properties should be re-tested for radon gas every two years or any time significant changes are made to the property including a new roof, new windows, HVAC systems changes or after any remodeling or home additions. Such changes can impact the performance of the radon mitigation system.

Re-testing options include purchasing an over the counter radon test kit from almost any hardware store or online via Amazon.

It is also important to periodically check the levels of the manometer once each season.

THE EPA RECOMMENDS TESTING YOUR HOME EVERY TWO YEARS OR AFTER ANY MAJOR REMODELING PROJECT

TESTING – WHAT YOU SHOULD KNOW

  • Conduct the radon test for a minimum of 48 hours; some test devices have a minimum exposure time greater than 48 hours.
  • When doing a short-term test ranging from 2-4 days, it is important to conduct the test with windows closed for at least 12 hours before the beginning of the test and during the entire test period.
  • If you conduct the test yourself, use a qualified radon measurement device and follow the laboratory’s instructions. We are able to provide you with a list of do-it-yourself test devices available from qualified laboratories.
  • If the house has an active radon-reduction system, make sure the vent fan is operating properly. If the fan is not operating properly, have it serviced prior to testing.
  • To ensure the test is properly conducted, we recommend hiring a professional radon testing company. 

DURING A RADON TEST

  • Maintain closed-house conditions during the entire time of a short-term test, especially for tests shorter than one week in length.
  • Operate the home’s heating and cooling systems normally during the test. For tests lasting less than one week, operate only air-conditioning units which recirculate interior air.
  • Do not disturb the test device at any time during the test.
  • If a radon-reduction system is in place, make sure the system is working properly and will be in operation during the entire radon test.

AFTER A RADON TEST
